The housing market has been through a turbulent time in recent years with house prices falling and large numbers of Estate Agents closing there doors. The average price of properties locally fell slowly again over the year in 2009 but has since recovered a little in 2010, though the actual numbers of houses sold remain on the low side. Currently the average price for properties in PE29 is £91,500 for a flat, £129,000 for a semi-detached and £192,000 for a detached house, which is about 8% up over the last year.

One of the biggest problems in the property market is for first time buyers and for them to get onto the property ladder. Banks no longer give 100% mortgages indeed buyers at more likely to need to put up between 20 to 40% as a deposit. This reduces the number of new people entering the market and therefore slows down the movement of properties throughout.
The removal of HIPS (Home Information Packs) as aided the market a little as this has removed a barrier to people putting properties on the market in a speculative way. So there is more choices of properties out there but the are still too few buyers. All this means that the market is perhaps more stable than it has been in recent years but that movement of properties is still slow.
